To design, in an area of approximately 10,000 square meters, an environment to be used by 1.5 million pedestrians who pass daily through the Avenida Paulista region, São Paulo’s postcard, inviting them to enjoy culture, art, gastronomy, coexistence, and leisure. This was the drive for Levisky Arquitetos in the development of the “Diversity Boulevard” project.

The Urban Renewal proposal includes a street design that levels the ground floor of the buildings around the new Boulevard, located between Avenida Paulista, Avenida Rio Claro, parts of São Carlos do Pinhal street and Itapeva street, in addition to the underground passage for vehicles, expanding the public space for pedestrian circulation, ensuring accessibility and universal design.

Integrated with the Cidade Matarazzo complex, it is an effective model of the connection between public, semi-public, and private spaces, ensuring enjoyment, accessibility, cultural, social, and economic integration.

The requalification of the urban space provides solutions for urban infrastructures such as drainage pavers, urban drainage reusing rainwater, public lighting, landscaping, distribution of water and energy consumption, and telecommunications. Besides offering a space to pedestrians, after renewing the floor completely, create new spaces for leisure, socializing, entertainment and art, new urban furniture, more afforestation with native trees and kiosks dedicated to organic markets.

The work developed also includes strategic consultancy and coordination of licensing processes for Cidade Matarazzo Complex and Urban Intervention in the road system, including interfaces with relevant public agencies, concessionaires, and specialized consultants.

In the municipality of Cubatão, located in the Serra do Mar, the need for resettlement arose, on the part of the government of the state of São Paulo, through CDHU (Company for Housing and Urban Development), of about 1800 families irregularly inhabiting risky areas. As part of the redevelopment program, Levisky Arquitetos was hired to design a complex that would bring living conditions for these people.

In a profound debate with institutional actors, population and private sector, the firm started from the principles of respect for social diversity, originality, and physical variety of the place when designing the project. The idea was to build a complex with subdivisions and squares, bike paths, open road system (so public transport could circulate through the neighborhood), proximity to services (schools and commerce), and different types of housing, with overlapping houses and four or eight floors buildings.

The concern of not excluding people and value local identity has brought improvements in the population’s health, and the expansion of coexistence, community organization, and social rights. There was also an increase in awareness regarding the environmental preservation of the surroundings. The option for small nuclei instead of a large condominium also allowed a better administration strategy to be run by the residents themselves.

The requalification project for Escola da Vila – Vila Indiana Unit comprises the adequacy of the existing space, creating a more accessible, comfortable, and safe environment for students, staff, and other users.
New garden areas were proposed, new pavements for the sidewalks, readjustment of the conviviality areas, and creation of newly covered areas, with special emphasis on the coverage of the sports court.

Such cover is structured by a retractable metallic system, whose metal tiles together with polycarbonate panels guarantee both the thermoacoustic insulation and natural light. Inside, a wooden lining follows the arched roof, enhancing the defined shape, as well as preparing the court for different types of events. With side closures, transparent material shutters have been proposed to ensure adequate ventilation and natural lighting, protecting the interior from rain.

In the leisure areas, besides proposed solutions for furniture and lighting, the existing organic layout creates an accessible path, consisting of monolithic floors in pigmented concrete, to accommodate the geometry and visible roots, besides giving a playful character to the environment. To cover the internal sidewalks, a tensioned roof was proposed, designed based on the preservation of canopy from existing trees.

Senac’s largest unit in São Paulo state was designed to be a building that can be adapted to its needs as fast as their training courses can adapt to the rapid changes in the labor market. On the other hand, it is to become cultural equipment to the most populous neighborhood of São Paulo city, an area that suffers from the lack of this type of space and has low socioeconomic development.

To meet these demands, the office created a flexible building, easy to maintain, and with great mobility thanks to the work carried out with the pedagogical team, aligning the architecture with Senac’s educational project. Based on this alignment of intentions, the project envisaged a series of specific laboratories and conventional classrooms. The integration made by corridors and lounges, which adapt and assume many functions, stimulate the pedagogical and educational character by promoting encounters and exchanges.

The transparency of the three blocks not only brings natural light to the interior but is also an invitation to come in for people outside. The invitation is also made by the open ground floor of the main building, located on an important avenue in the neighborhood. Likewise, the library is open to the general public, and a public square connects the three buildings.

To help to organize teaching activities with playful aesthetics, the office worked intensively with colors. The palette appears both on the giant mobile, hanging from a 25-meter tall wall in the main building, creating a myriad of colors and volumes, as well as in the painting of areas intended to host different training programs. This grouping makes employees’ work easier and students can move from one room to the other easily, contributing to the flexibility and adaptation of spaces.

By offering a major sensorial experience, mixing lights, colors, volumes, and spaces for interaction, the buildings contribute to efficient learning, connected to current needs. Besides, it invites the local community to use the space, people eager for opportunities for personal development and access to culture.

An architectural project well aligned with the institution’s pedagogical proposal is capable of supporting the transformation of teaching and learning. For this reason, Levisky Arquitetos had its winning bid in the tender for the new Senac unit in the city of Bebedouro, in São Paulo countryside.

The project establishes a great learning environment that goes beyond the limits of the classroom. Through modular spaces that adapt to different pedagogical needs, enables multidisciplinary activities, follows the didactic process of the institution, and creates a stimulating educational experience inside and outside the conventional rooms.

By arousing curiosity and stimulating creativity, the architectural solution unites functionality and design, invites people to discover the educational and cultural complex and to experience the internal and external environments.

The spaces bring a playful aesthetic that stimulates creativity through multimedia lounges; areas for reading, meeting and coffee, contemplation and socializing outdoors; library and study niches, in addition to ensuring multidisciplinary and simultaneous activities, with flexibility, accessibility and adaptability according to the intended use.

Senac Águas de São Pedro maintains a school hotel in São Paulo countryside, a hydro-mineral resort. Reorganizing their leisure areas is an attempt to attract a younger audience. Assuming that challenge, the office designed a ground floor building inside the hotel’s woods, which, with its staircases and ramps, connects new areas to the old ones.

The integration of spaces is made by wooden decks, which also serve for entertaining and interactive activities with guests. Thinking about the purpose of this building, the environments were designed to be modular and flexible according to activity type and age group, which can be reduced, expanded, or even integrated into the external area with the use of glass partitions.

The idea of a water park arose from the design, as a way to enhance and rescue the water element, so important for the history of the hotel and the city. With aquatic and recreational equipment divided by age group and rubberized sand-colored floor, the environment was inspired by a small beach.

Thus, at the same time that it proposes contemporary solutions, the building adapts to the environment where it is inserted and to the established constructions. This valued its surroundings and respected the important tradition of the city, developed around the hotel, and the discovery of the thermal waters.

In addition to the Water Park, the office designed a zen garden around the hotel, taking advantage of a golf course of more than 19 thousand square meters that has no use now. The environment offers guests areas to stay, stroll and rest, with great vegetation, two ornamental lakes, lawns, wooden decks, and stone paths.

São Paulo City grew on and around a rich hydrological system. São Paulo created the Water Supply Recovery Program aiming, among other aspects, to rescue these waters, to preserve the remaining areas of the springs, to regularize the occupation of the lands that contaminate water, and to encourage leisure in the Billings and Guarapiranga dams.

In this context, Levisky Arquitetos was responsible for the urban requalification project of the Mata Virgem area, also known as Morro dos Macacos, one of the 64 intervention areas of this program, due to its profile permanently threatened by irregular occupations always exposed to landslide risk.

The intervention establishes guidelines to recover waters, land tenure regularization, preservation of the remaining areas near the springs, and the incentive to enjoy the dam for leisure.

The urban plan foresees a linear park, named Mosaico Morro dos Macacos Park, with tree density, public equipment such as daycare centers and squares, and mixed housing and commercial units.

Based on the principle that urban renewal is capable of promoting improvement in the quality of life of the population, as a right to the city, as an offer of urban infrastructure and public services, in 2011 Levisky Arquitetos presented an intervention proposal in Jardim Colombo Center, located in Paraisópolis, South of São Paulo.

As part of the Program for the Re-urbanization of Favelas and the recovery of water sources, the demand presented by the Housing Secretariat of São Paulo had as a basic premise the implementation of a Linear Park along Colombo Stream, relocating families in vulnerable areas to new housing units.

After understanding the population needs, in a collaborative management model, the urban project sets a limit of protection to the stream and expands the intervention area.

The proposal defines structural axes for the project: mobility, connection with the road system and access to public transportation; the permanence of local commerce; definition of new areas for housing; supply of equipment, and urban infrastructure.

Thus, along the linear park, a new road integrates Jardim Colombo with the neighboring community and organizes new lots occupied by mixed-use buildings, with local shops and housing units in addition to the institutional health and sports buildings.

The drainage system solution is an open channeling of the stream, recovering the existing spring and the execution of a basic sanitation system for the entire community. In this way, it seeks to rescue water as an element, as an inducer of the qualified public space, stimulating the population and expanding the possibilities of sports, cultural, social, coexistence, and belonging to the place.
