Inside an area of Guarulhos City, a very industrial town, Via Flora neighborhood started to be occupied by irregular and disordered dwellings amidst the industrial remains.

The multinational company Umicore is installed there and wanted Levisky Arquitetos to structure a public-private partnership, to run a Feasibility Study for Via Flora Park, mediating the efforts from the company and the city hall to renew the region.

In an area of 11,250 square meters, the project aims at mitigating environmental impacts and offering public equipment with spaces for sports, leisure, culture, and coexistence – based on universal design guidelines and respecting the natural topography of this terrain. The tree restoration in partnership and landscape curation with the Secretariat of Green and Environment brings species dedicated to phytoremediation. To guarantee the visual permeability and safety of users, translucent closures were proposed at the park’s boundary with the Fernão Dias Highway.

The park spaces are organized in floors following the levels of the land and include Praça das Águas square and a playground, with educational, recreational and playful character, and a closed water reuse system. Near that we proposed sports courts and a skatepark, an environment with outdoor fitness equipment and a second, wider, contemplative, and social square, with space for events and a side grandstand connecting to the lower level. The project also proposes a hiking trail, playground, community exhibition space, and a new walkway that connects the neighborhoods cut by the Fernão Dias Highway.

To design, in an area of approximately 10,000 square meters, an environment to be used by 1.5 million pedestrians who pass daily through the Avenida Paulista region, São Paulo’s postcard, inviting them to enjoy culture, art, gastronomy, coexistence, and leisure. This was the drive for Levisky Arquitetos in the development of the “Diversity Boulevard” project.

The Urban Renewal proposal includes a street design that levels the ground floor of the buildings around the new Boulevard, located between Avenida Paulista, Avenida Rio Claro, parts of São Carlos do Pinhal street and Itapeva street, in addition to the underground passage for vehicles, expanding the public space for pedestrian circulation, ensuring accessibility and universal design.

Integrated with the Cidade Matarazzo complex, it is an effective model of the connection between public, semi-public, and private spaces, ensuring enjoyment, accessibility, cultural, social, and economic integration.

The requalification of the urban space provides solutions for urban infrastructures such as drainage pavers, urban drainage reusing rainwater, public lighting, landscaping, distribution of water and energy consumption, and telecommunications. Besides offering a space to pedestrians, after renewing the floor completely, create new spaces for leisure, socializing, entertainment and art, new urban furniture, more afforestation with native trees and kiosks dedicated to organic markets.

The work developed also includes strategic consultancy and coordination of licensing processes for Cidade Matarazzo Complex and Urban Intervention in the road system, including interfaces with relevant public agencies, concessionaires, and specialized consultants.

In the municipality of Cubatão, located in the Serra do Mar, the need for resettlement arose, on the part of the government of the state of São Paulo, through CDHU (Company for Housing and Urban Development), of about 1800 families irregularly inhabiting risky areas. As part of the redevelopment program, Levisky Arquitetos was hired to design a complex that would bring living conditions for these people.

In a profound debate with institutional actors, population and private sector, the firm started from the principles of respect for social diversity, originality, and physical variety of the place when designing the project. The idea was to build a complex with subdivisions and squares, bike paths, open road system (so public transport could circulate through the neighborhood), proximity to services (schools and commerce), and different types of housing, with overlapping houses and four or eight floors buildings.

The concern of not excluding people and value local identity has brought improvements in the population’s health, and the expansion of coexistence, community organization, and social rights. There was also an increase in awareness regarding the environmental preservation of the surroundings. The option for small nuclei instead of a large condominium also allowed a better administration strategy to be run by the residents themselves.

SP-Urbanismo promoted, in 2015, with the organization of the IAB-SP (Institute of Architects of Brazil), a National Public Tender for the development of the Preliminary Study of an Urbanization Plan for the subsector A1 of Água Branca Consortium Operation.

Considering the area in front of Tietê River, one of the main water axes of São Paulo, the project seeks a relationship with the river to bring a new urban front, disciplining the use of cars and thinking primarily on pedestrians and the possibility of experiencing sensations and perceptions at different scales, through a pedestrian plot. Pedestrians cross the neighborhood through a promenade marked by a collective ground floor with shops, services, and institutional equipment, integrated into the CEU Territory, where it forms a large square that articulates other cultural and sports facilities.

Public enjoyment is seen as the essence of the project and gives the neighborhood more humanized spaces for public use on a scale proportional to pedestrians since it is open to free circulation and supported by cycle paths. Compliance with the minimum percentages of green and institutional areas are strategically distributed in several lots of the project, including the ground floor of residential condominiums and equipment inside CEU facilities. Urban parameters and requirements were fully met, considering the gross application for all the land.

São Paulo City grew on and around a rich hydrological system. São Paulo created the Water Supply Recovery Program aiming, among other aspects, to rescue these waters, to preserve the remaining areas of the springs, to regularize the occupation of the lands that contaminate water, and to encourage leisure in the Billings and Guarapiranga dams.

In this context, Levisky Arquitetos was responsible for the urban requalification project of the Mata Virgem area, also known as Morro dos Macacos, one of the 64 intervention areas of this program, due to its profile permanently threatened by irregular occupations always exposed to landslide risk.

The intervention establishes guidelines to recover waters, land tenure regularization, preservation of the remaining areas near the springs, and the incentive to enjoy the dam for leisure.

The urban plan foresees a linear park, named Mosaico Morro dos Macacos Park, with tree density, public equipment such as daycare centers and squares, and mixed housing and commercial units.

Based on the principle that urban renewal is capable of promoting improvement in the quality of life of the population, as a right to the city, as an offer of urban infrastructure and public services, in 2011 Levisky Arquitetos presented an intervention proposal in Jardim Colombo Center, located in Paraisópolis, South of São Paulo.

As part of the Program for the Re-urbanization of Favelas and the recovery of water sources, the demand presented by the Housing Secretariat of São Paulo had as a basic premise the implementation of a Linear Park along Colombo Stream, relocating families in vulnerable areas to new housing units.

After understanding the population needs, in a collaborative management model, the urban project sets a limit of protection to the stream and expands the intervention area.

The proposal defines structural axes for the project: mobility, connection with the road system and access to public transportation; the permanence of local commerce; definition of new areas for housing; supply of equipment, and urban infrastructure.

Thus, along the linear park, a new road integrates Jardim Colombo with the neighboring community and organizes new lots occupied by mixed-use buildings, with local shops and housing units in addition to the institutional health and sports buildings.

The drainage system solution is an open channeling of the stream, recovering the existing spring and the execution of a basic sanitation system for the entire community. In this way, it seeks to rescue water as an element, as an inducer of the qualified public space, stimulating the population and expanding the possibilities of sports, cultural, social, coexistence, and belonging to the place.

Concerned with rescuing heritage, public space, history, and memory of Bixiga neighborhood, in Bela Vista, downtown São Paulo, a network of local community associations and entities invited Levisky Arquitetos to seek solutions for Praça 14 Bis renewal.

Among other requests, the proposal had to meet the needs of the region, including reorganizing public transportation, green areas, pedestrian walks, public spaces devoted to memory, leisure, entertainment and gastronomic and artistic tourism that characterize the neighborhood that is so relevant to the city.

Combined with the demands and the macro infrastructure solutions planned for the city, the proposal is part of the Urban Intervention Plan. It considers the demolition of Doutor Plínio de Queiroz bridge, moving traffic flow to an underground passage, in addition to macro drainage solutions, rainwater reservoirs, and car-prepared surfaces with draining floors along Nove de Julho avenue.

Considering the landmarks of the neighborhood, where 14 Bis Square is located, the proposal includes expansion of the square itself, the green walks and the public promenade, in addition to the creation of leisure and sports areas, connected by new paved structures and urban furniture, promoting mobility and expanding possibilities of people permanence.

The Old Downtown of Salvador – CAS, has great relevance in the historical context of the capital of Bahia State and the country, given its cultural, historical, social, and gastronomic diversity. In the last 30 years, it has undergone several disjointed interventions and presents a significant concentration of social problems, which contributed, among other factors, to the degradation of the built heritage and the worsening of already poor labor conditions, housing, health and leisure of local people.

Seeking to change this scenario, the State Government of Bahia, Secretariats, and Unesco establish the CAS Rehabilitation Plan, aiming, among other ideas, to establish instruments that would make the Old Downtown sustainable, integrating it with the social, urban and economic dynamics of the modern city.

Within this context, Levisky Arquitetos worked on structuring and modeling the socio-economic development plan of Old Downtown of Salvador, focusing on housing, connections, and urban mobility, valuing historic urban aspects and implementing new urban facilities.

The proposal considers the preservation of the slope area of the frontispiece, promoting housing and institutional use of CAS, the dynamization of trade, the revitalization of the seafront, the optimization of environmental conditions, and the renewal of urban equipment.

Based on the demand of the São Paulo State Housing Office, the precarious mobility conditions in the districts in the eastern region of the city and the demand for quality housing next to main avenues that connect the East Side to the city center, Levisky Arquitetos structured the Tiquatira Urban Intervention Project (PIU, in Portuguese), in the Penha neighborhood and surroundings.

The urban modeling and the feasibility study for Urban Renewal consider the implementation of the future Subway stations (Line 2 – Green) and CPTM train (Lines 12 and 13), a linear park around the Tiquatira River, and new housing projects.

In 2010, Levisky Arquitetos participated in the National Public Architecture Competition for New Sustainable Housing Types for Low-Income Families, promoted by CDHU (São Paulo State Housing and Urban Development Company).

With concepts balancing the sustainability tripod – social, environmental, and economic -, our design prerogative of applying the Universal Design guidelines and flexibility in construction, Levisky Arquitetos proposed new typologies for one-floor houses and single-family homes, capable of reproducing the typical situations of urban space.

A housing model designed to meet the needs of families throughout their lives, such as the increase in family members, aging, and mobility reduction. In addition to stimulating social bonding, comfort, quality of life, and diversity of use, it has a low impact on the environment and the family budget.

The two- and three-bedroom typologies propose the expansion of façade surfaces, sunlight and natural ventilation, integration between open and closed spaces, sunlight control, water reuse system, heating using solar panels, exposed electrical pipes, and individualized water and gas meters.
