SP-Urbanismo promoted, in 2015, with the organization of the IAB-SP (Institute of Architects of Brazil), a National Public Tender for the development of the Preliminary Study of an Urbanization Plan for the subsector A1 of Água Branca Consortium Operation.

Considering the area in front of Tietê River, one of the main water axes of São Paulo, the project seeks a relationship with the river to bring a new urban front, disciplining the use of cars and thinking primarily on pedestrians and the possibility of experiencing sensations and perceptions at different scales, through a pedestrian plot. Pedestrians cross the neighborhood through a promenade marked by a collective ground floor with shops, services, and institutional equipment, integrated into the CEU Territory, where it forms a large square that articulates other cultural and sports facilities.

Public enjoyment is seen as the essence of the project and gives the neighborhood more humanized spaces for public use on a scale proportional to pedestrians since it is open to free circulation and supported by cycle paths. Compliance with the minimum percentages of green and institutional areas are strategically distributed in several lots of the project, including the ground floor of residential condominiums and equipment inside CEU facilities. Urban parameters and requirements were fully met, considering the gross application for all the land.

The proposal prepared by Levisky Arquitetos for the tender launched by SENAC Presidente Prudente for the expansion of its facilities, to accommodate new demands of its educational program, has as a premise the integration of the existing volume with the new additions. The connection is marked by the insertion of a single floor joining both spaces, which unite in a wide area of conviviality and circulation.

In this covered but open space, made up of large spans, it is proposed to expand and allow flexibility in the activities performed by the institution, with environments prepared for integration, coexistence, and creativity.

Sustainability premises are incorporated into the project, which provides, for example, the maintenance of existing trees whenever possible, by taking advantage of sunlight, and the natural shape of the land. To ensure better operational efficiency and meet the program proposed by SENAC, adjustments to flows and sectorization of the environments were designed.

In line with the new service philosophy of the Institute of Otorhinolaryngology and Head and Neck Surgery (IOCAP) at UNICAMP, whose goal is to provide full health treatment for their patients and family members through humanized practices, the project invests in welcoming users, guided by high technology, sustainability, and functionality in the proposal of new buildings.

As an articulating element, the central square was thought to be more than just a circulation area, adding functions of the foyer, classroom, conviviality area, space for exhibitions, and stress release. From this spot, the other buildings are arranged around it, like the teaching and research building, which, by embracing it with glass facades, allows greater visual permeability to the complex and greater integration with local nature and landscape.

The proposal also allows for the future integration of IOCAP with Hospital das Clínicas through a land next to the Helipad, with access to cars, ambulances, and pedestrians. In this way, a good flow of clinical, infrastructure, and emergency staff is made possible, guaranteeing great teamwork between hospital’s assistance and operational areas, such as Medical Specialties, pharmacy, kitchen, among others.

Learning is not only connected to the content, but also to the space in which it takes place and the interactions it provides. Seeking to contribute to transformative education, Levisky Arquitetos presented a study for the new library competition at Colégio Santa Cruz, located in west São Paulo.

The idea that guided the study was the integration of the library with the school’s pedagogical project, flexible enough to create modular, dynamic, and cozy environments and the possibility of simultaneous uses. From this, the doors are open now to new forms of interaction and learning, based on the concepts of collectivity, collaboration, and sustainability.

The proposal organizes the building on three floors, divided into activities and the intended stimuli.

The building’s ground floor was designed for collective and dynamic activities, due to the intense circulation of people and flexibility of spaces. To stimulate studying, reading, and activities that require more silence and concentration, the upper floor was designed to house the library’s collection and space for people to stay alone or in small groups. Finally, the building’s roof was designed to allow social activities, to rest, collective reading, debate and open classes in an outdoor environment.

In 2010, Levisky Arquitetos participated in the National Public Architecture Competition for New Sustainable Housing Types for Low-Income Families, promoted by CDHU (São Paulo State Housing and Urban Development Company).

With concepts balancing the sustainability tripod – social, environmental, and economic -, our design prerogative of applying the Universal Design guidelines and flexibility in construction, Levisky Arquitetos proposed new typologies for one-floor houses and single-family homes, capable of reproducing the typical situations of urban space.

A housing model designed to meet the needs of families throughout their lives, such as the increase in family members, aging, and mobility reduction. In addition to stimulating social bonding, comfort, quality of life, and diversity of use, it has a low impact on the environment and the family budget.

The two- and three-bedroom typologies propose the expansion of façade surfaces, sunlight and natural ventilation, integration between open and closed spaces, sunlight control, water reuse system, heating using solar panels, exposed electrical pipes, and individualized water and gas meters. Environments are also accessible and fully adaptable

The Arco Tietê Project, created by Public Call-to-Quote nº 1 / SMDU / 2013, had as main objective the transformation of this strategic axis of São Paulo to guarantee its development in the several thematic pillars of urban planning, including socioeconomic issues. In this regard, together with a multidisciplinary team, Levisky Arquitetos coordinated Urban Modeling and helped to develop the entire Urban Development Feasibility Study for Arco Tietê Urban Administrative Agency.

The complexity of the project is clear after understanding the characteristics of the region. About the perimeter and its occupation characteristics, it is an area of more than 50 square kilometers, along with one of the main hydrological axis of the city, Tietê River, including a wide range of territories, involving several sub-municipalities and districts, with different dynamics of land use and occupation.

Due to the scale of the project, these characteristics turn into challenges such as structuring an intervention plan that takes into account the diversity of the urban stain that comes along, its economic impacts on the local and regional scale, the need for connection and transposition across the water axis, in addition to the environmental issues of water system recovery.

Finalist in phases I and II of Arco Tietê Project, the urban modeling included a definition for the Urban Intervention Area (AIU), Joint Urban Operation (OUC, in Portuguese) and Public-Private Partnership (PPP) models, ensuring the financial viability of the project, which encompasses modernizing and adapting the road system on the old riverside path, as well as the creation of a BRT system connecting Westside (Pirituba) to Eastside (Tiquatira).
